A valuation request that captures only an address means the first appointment is spent gathering facts. Bedrooms, tenure, condition, and features are things the owner knows instantly, and together they let an agent arrive with a realistic range already in mind.
Two questions here are really qualification rather than valuation. The timescale answer separates a seller from someone curious about their equity, and asking whether other agents have already valued it tells you whether you are pitching first or last, which changes how you pitch.
Asking the owner what they think it is worth is worth including even though it is often wrong, because the gap between their number and yours is the actual conversation. Add a photo upload if you offer desktop valuations without a visit.
